Victoria Street Offices in Basingstoke

Basingstoke real estate adviser Vail Williams is pleased to announce that Fishron has completed the purchase of the 14,200 sq ft 9-10 Victoria Street, Basingstoke. The building is to be vacated by Barclays Bank in March 2007 and subsequently refurbished for occupation in late Summer 2007.

Originally developed in the late 1980's, the building provides a total of some 14,200 sq ft of office space over three floors and will be refurbished to provide comfort cooling throughout, full accessed raised floors, a generous car parking provision of 63 on-site spaces, 8 person passenger lift and will be available either as a whole or in units from approximately 3,500 sq ft. The purchase price is understood to be in the region of two million pounds.

Fishron is a joint venture between long-established property company T A Fisher and Lamron Estates.

Malcolm McPhail of Fishron said,

“We have purchased this property as it is a highly prominent upper town centre office building with a generous on site car parking provision. With continued demand for town centre office space, we are confident that it will attract interest, either as a whole or in substantial parts very shortly.”

John Fisher of Fishron added,

“We have purchased three other town centre buildings in Basingstoke over the last eighteen months and are delighted to have been able to add this property to our portfolio.”

Andrew Newman of agents Vail Williams, who advised Fishron said,

“There is no doubt that for some, the town centre is seeing a resurgence of demand for office premises. I can confirm that we are already in discussions with several named interested parties. A rent is not being quoted at present, but after refurbishment, we are likely to be seeking rents in the region of £7.50 per sq ft.”

Vail Williams acted for the purchasers and will be instructed in the reletting and Cushman & Wakefield acted for the vendors.
